Hips avoidance ''could damage property value''

Sellers trying to avoid having to pay for a home information pack (Hip) have been warned that trying to get round the regulations could result in them losing out on finding a buyer, according to the Association of Home Information Pack Providers (Ahipp).

With the average cost of a Hip coming in at around £300 plus VAT according to the government, there have been concerns that buyers who do not wish to pay for one may simply market their home as having two bedrooms to avoid the bill.

Mike Ockenden, director general of Ahipp, said: "I don''t understand why people would do that, three bedroom houses are worth more than two bedroom houses so why would you diminish the value of your property?"

"Many people these days shop first for a house on the internet and one of the first things that you put in on the internet is how many bedrooms you''re looking for," he added, pointing out that sellers could "in effect, take yourself off the shopping list of many people who are looking to buy a home".ADNFCR-1143-ID-18292424-ADNFCR
