Improvements ''can increase value''

Installing a new kitchen and converting a loft into a usable room are two great ways to add value to a property, TV presenter Sarah Beeny has said.

Giving a house a makeover before putting it on the market is not a new phenomenon but in a cooling market, making a home as attractive as possible to potential buyers is vital and could help secure a sale.

Sarah Beeny, the host of the popular Channel 4 show Property Ladder, told the Mirror: "Kitchens are expensive and getting the job done is really disruptive, which is why buyers are so attracted to homes which already have a great kitchen."

"If you can face the inconvenience and expense, it''s worthwhile."

Adding more space by doing a loft conversion can also help make a home more appealing as it offers room for an office or further bedroom, both of which can increase the asking price.

"Loft rooms can be a real selling point. You can add value by upping the square footage of a property," she added.
