The top three home improvements could add nearly £55,000 to the value of your home, according to GE Money Home Lending.
A loft-conversion, an extension and a new conservatory could boost the price of a property by as much as £54,922.
Top of the most valuable home-improvement list is a loft conversion, which could add up to 12 per cent, or £22,898, to the value of a property.
And according to GE Money, with the tough conditions in the current property market, many homeowners are looking to carry out home improvements as opposed to moving house.
Gerry Bell, head of mortgage marketing at GE Money Home Lending, said: "The current housing market means that more people are looking to improve their home rather than move."
"However it pays to know which ones will add the most value to your property," he added.
GE asked more than 100 estate agents before compiling its list of the most valuable home modifications.
According to Alliance and Leicester, 20 per cent of DIY enthusiasts want to attempt a loft conversion.
