Case Study - Property Search Campaign

The case study detailed below is a recent property search campaign that we have undertaken for a client. Whilst no two property searches are the same, it is our view that this property search campaign is indicative of the work involved and the outcome that we would expect to achieve on behalf of our client(s).

Search Requirement

A London based client wanted to find a Grade II listed country property located in the South West suitable for both own use and as a holiday rental property.

Minimum 4 bedrooms, peaceful location, within 15 minutes drive of the beaches.

Maximum budget: £550k.

Jun 2003 Search commenced
July 2003

Over 300 properties were sourced from our property agents database (containing over 2,500 estate agents), direct contacts, internet research, local networking and from reviewing all national and local property advertising.

30 properties were pre-screened by us on behalf of our client and from these a shortlist of 8 properties was prepared.

A two day viewing itinerary was organised for our client.

Aug 2003

Two properties were short listed for final viewings by the client and a further viewings schedule was arranged by us.

The client decided on one of the properties and following an agreement on the price negotiation strategy to be adopted, it was left to us to make a formal offer on behalf of the client and to manage the offer process.

Sep 2003 The property had been on the market for offers in excess of £575k, but we were successful in getting an offer accepted at £525k, subject to survey.
Oct 2003 The survey results showed that some repairs were needed due to damp damage and sub-standard electrical work. We were successful in getting the offer price reduced by a further £6k to £519k.
Nov 2003 Contracts were exchanged, with completion scheduled for the end Jan 2004.

Timing

Typically from the date of receiving your instructions to proceed, we would expect a client to have completed on the purchase of a property within three to six months from the date we commenced their property search.

Fees

We like to think that we undertake each client's property search with the same levels of determination and energy that our clients would devote to their own property search or to their own businesses for that matter.

We will spend a considerable amount of time in searching for suitable property for you and therefore we ask for an initial Registration Fee of £499.

In addition we charge a success fee of 1% of the purchase price plus 15% of the saving that we are able to negotiate on your behalf between the asking price and the eventual purchase price for any property you exchange contracts to purchase an interest in.

We appreciate that some prospective clients prefer to sign up to a 'fixed' price/percentage which is known and agreed in advance by both parties. In this instance our success fees would be 1.5% of the purchase price.

All fees are subject to VAT.
